This stunning, superbly located 3+1 bedroom beachfront villa was designed by Samui's premier architect. It is located directly on stunning Maenam Beach Koh Samui. Special Note: Guests should note that the advertised rates have been reduced due the fact that from March, 2018 there is the potential for some building construction noise to be heard from a neighbouring property. Given that the advertised price is already reduced, guests should be aware that no further compensation will be given if they experience noise during their stay. We simply have no control over this and we wish to give customers advance warning that they may experience noise during their stay. VILLA DESCRIPTION: Enter the villa via the gates and your internal car-parking area, and through the stylish wooden entrance door, and the first thing you notice is the including view of the neighbouring island of Koh Phangan. The glass doors that straddle the downstairs area let in a fantastic amount of light, and give you spectacular views over the pool, beach and bay. Open your beach gate and plunge into the soft sand. Walk another 10 metres and plunge into the warm, clean, azure waters of the ocean. Soft sandy floor, no stones, and its deep waters make it the best beach area for swimming and water sports in Koh Samui. The living area is open-plan (one huge space) which accommodates the lounge area, a dining area (with beautiful 12 foot long wooden dining table), and a modern fully equipped kitchen (fridge, microwave, oven) with black granite breakfast bar. Perfect for either fine or casual dining. The floors throughout the villa are made of superior sandstone, which also covers the pool area, so that when the front glass doors are open, an impression is given of an even larger seamless area space. The villa sleeps 8 guests in comfort. The 2 main bedrooms feature King Size beds and European style en suite bathrooms. Each with an inviting ocean view terrace, offering amazing views of the bay and complete privacy and luxury. The 3rd bedroom is a family/mezanine room that sleeps 4 guests in a Queen bed (lower level) plus 2 twin beds (upper level). This bedroom also has an en suite bathroom. It is perfect for young families or friends who don't mind staying together. There is an upstairs courtyard that separates all of the bedrooms. The villa has a separate video and games room that offers Wii, and PlayStation 3, and a 50" TV. All front facing rooms overlook the pool, garden and ocean. The lounge is equipped with satellite TV, LCD flat screen television, DVD and I-pod dock. WI-fi internet is available throughout the villa. One of the amazing features of this property is the 12 metre swimming pool, with Bali-green tiles and an impressive waterfall feature. Easy access by way of stone steps into the pool. An outdoor shower is also available. There are a number of easy-reclining sunbeds, with table and chairs. There is a wooden sala in the garden overlooking the beach, where we guarantee you will spend many hours, simply gazing along the stunning Maenam beach and across the bay. A great place to drink your cocktail or read your book in peace and quiet. There are a number of affordable restaurants within walking distance of the villa so there is no need to cook on your holiday unless you want to. There is also a convenience store which is a 5 minute walk away. RENTAL RATES INCLUDE: Accommodation for up to 6 guests. OTHER: We would be happy to pre-purchase food and beverage items in advance of your stay so that they are already in the villa prior to your arrival. Items are charged at cost price plus 20% (receipts provided). A security deposit of 15,000 baht (or equivalent currency) is required at check-in. This is returned to the guest at the end of their stay as long as there is no damage to the villa. Under no circumstances will groups of more than 8 people be allowed to stay in the villa. Only those persons registered on the check-in sheet are permitted to stay in the villa. Check-in time is 3pm. Check-out time is 11am. These times can be flexible subject to availability. Smoking is not permitted inside the villa however it is permitted on the pool terrace and all other outdoor areas. This villa is the perfect island retreat for families or a group of friends. However please note that Management prohibits excessively loud music/noise or any other anti-social behaviour that is likely to disturb the enjoyment of residents in neighboring properties. No events or parties. Minimum 3 night stay with the exception of December 21 to January 10 (7 nights). We look forward to welcoming you to Koh Samui !
