Furnished Master BR in Sterling, right off Dranesville Rd. and Leesburg Pike. It's very close to NOVA/NVCC. I've lived in this neighborhood for almost a year and the neighbors are nice. The neighborhood itself is safe, quiet, and nice for relaxing any time of the year. Some nice perks: • Chill landlord - quiet, really nice, and mostly keeps to himself in his room--so you have a lot of the condo to yourself • Room is available immediately • In addition to cash and check, rent can be paid with credit card (5% convenience-fee on each transaction) • Month-to-month rental option is available • Pets welcome ($10/mo. & $75 deposit per pet) • Long and short-term, well-behaved overnight guests welcome ($20/person per night - AirBnB starts at $35/night in this area) • Private Full-Bath (Brand-New, Remodeled) • Private Walk-In Closet • Included in room: Lamp, Nightstand, Alarm Clock, Standing Desk & Chair, Cozy reading chair • New Carpeting on the Second Level • Deck Chairs for Lounging on the Balcony and Entertaining Guests • Guest half-bathroom on the main level • In-unit washer and dryer • 50-Inch TV for watching movies or playing video games • Fireplace to keep cozy • Great parking - I've never had trouble finding a spot and there's *plenty* of visitor parking • In-Season Community Pool • Costco Membership included ($60 value) Rate is $850/month and includes water and wireless internet. Gas and Electricity are separate bills, but I historically haven't seen them exceed $105 for each person living in the house. In order to apply for the room, please include the following: • $50 non-refundable tenant screening fee--includes background check, credit check, etc. provided by the American Apartment Owners Association (AAOA). Tenancy approved with satisfactory results. Please come prepared with Full Legal Name, SSN, and Email Address. Report is available to applicant upon request. • Room reservation deposit--Required if you move-in to the room at a later date than the contract's signing. The rate is $25/day and is non-refundable; however, it goes towards your first month's rent. This shows me that you are a serious renter. • Three (3) most-recent pay stubs • Three (3) personal and professional references--one MUST include place of employment's human resources contact • Two (2) emergency contacts • Proof of renter's insurance--In VA, it's not expensive--an average of $15/month gets you $10k of property coverage and $100k of liability insurance. • Valid driver's license • If applicant's credit score is below 700 or they do not have the sufficient income to afford the condo's rent-- At least one (1) co-signer When you first move-in, I will need the following: • Two (2) months' security deposit--refundable barring any damages • Remainder of that month's rent/utilities--pro-rated depending on the day of the month when you move-in To ensure you read this post entirely, please use text message only and name your favorite movie in your response back.
