The front unit of a duplex, this upstairs unit is a super clean, open concept, bright and sunny 1 bedroom private apartment located in one of the most desirable areas of the Balboa Peninsula - 35th Street! Just park your car in the garage (a huge plus since street parking is so hard to find!) and walk to the beautiful beach, bars, restaurants, the grocery store and shopping! This beach property is an ideal getaway for a couple although an air mattress allows sleeping for up to 4 people. We also have a Pack n Play available for a baby to use as a crib. The kitchen is compact but has everything you need including beautiful quartz countertops and brand new stainless steel appliances including microwave, gas range, Bosch dishwasher and European style refrigerator. The bedroom is furnished with Tommy Bahama furniture and has tons of built-in cabinetry for storage. The bathroom is small but has a great shower (no tub). There is a large private deck off the bedroom with a Weber gas BBQ, comfortable swivel rocker chairs and a gas fire pit for relaxing after a long day at the beach.
This unit does not have air conditioning. It generally cools down very nicely at night so sleeping is comfortable with the ocean breeze. We have a standup fan stored in the hall closet should you feel the need to pull it out.
We also have a 2 bedroom/2 bathroom listing for the back unit on this property - beautifully furnished, cozy gas fireplace, gorgeous kitchen, great bathrooms, roof deck and air conditioning. Parking: You will have use of the left side of the garage and may park 1 car. Although the garage is longer than most, it is narrow as many are in Newport Beach. Since you are sharing the garage with the guests of the second unit, please be very careful not to ding the other car next to yours. There is an arched garage door so large SUVs will not fit. For example, a Tahoe is both too tall and too wide.
Beds: 1 bedroom with a Cal King bed. Twin or Queen air mattress and Pack n Play available upon request.
Linens: Linens, blankets, comforters, pillows, bath towels, kitchen towels and beach towels are all provided.
Kitchen/Supplies: The kitchen is well supplied with dishes, cookware, silverware, blender, toaster oven, a single-cup Keurig and basic spices. We will supply some paper products to get your vacation started, however you may need to supplement or replenish the paper supplies during your stay. Also, bring your favorite K-cups for the Keurig! We will have a few K-cups on hand for you but, if you’re a coffee lover, you’ll want to have more! The refrigerator is small but more than adequate. It’s full height but only 24” wide and 24” deep. The freezer is on the bottom section and it does not have an ice maker. There are ice cube trays in there and we try to have a bag of ice handy, but that’s not a guarantee. If you need to fill a cooler with ice, your best bet is to walk over to the grocery store which is a couple of blocks away and buy a bag.
Living/Dining Area: Bright and comfortably furnished living room with a 50” TV, cable and wifi included. The dining table comfortably seats 4 and there are two bar stools at the kitchen counter bar.
Extra Stuff: To help make your vacation extra special, boogie boards, beach chairs, beach umbrellas, ice chest, bicycles, corn hole boards, bocci balls and a surfboard are all available for your enjoyment. If the other unit has guests staying while you are there, the "extra stuff" will be available on a first come, first serve basis.
Laundry: The washer/dryer in the garage is for your private use.
This rental is strictly smoke and drug free. Please no smoking of any product (cigarettes, cigars, pipes, cannabis, e-cigarettes, etc) anywhere on the property including the deck or sidewalks.
No parties or loud music. Ours is not a party rental - there are plenty of those available elsewhere on the peninsula. This block of 35th street is mostly full time residents who, sadly, must go to work each morning. :-) Therefore, out of respect to our neighbors, outdoor patio gatherings should end by 10PM on weeknights and 11PM on weekends. Gatherings on the property are not to exceed 6 people including renters and their guests unless prior approval is provided by owner.
