We love our big, red Texas barn for movie night, game day, large family dinners and visits from Austin adventurers. Enjoy rustic country charm just outside the Austin city limits. The barn is in our backyard above a wet weather creek that crosses thru the yard. We are a busy family but available to help with whatever you may need to have an enjoyable stay in Austin. THE BARN The barn is a wide open space with exposed rafters, high ceiling, wood walls, original 50 year old concrete floors, porches on two sides, all filled with cozy, comfortable modern barn decor. At 1300 sqft, the barn can spaciously accommodate parties large or small and would be an equally fun place to crash between adventures or just hole up and enjoy some country tranquility. It would take several hotel suites to rival what you'll have available to you at the barn. There are a queen bed as well as an antique jenny lind day bed with trundle in the bedroom. Another twin and trundle in the living room. 4 Elevated air mattresses round out the rest of the sleeping accommodations and can be placed as you wish. And, yes, it's a barn but with full climate control capability, Heat/AC are alive and well. Bring your vehicle or choose from one of Austin's many ride share companies. Private (& video monitored) private parking available just for you, just outside the front door at the barn. SLEEPING SPACES: The bedroom space is open thru the rafters to the rest of the barn, but does have glass french doors (no lock) with curtains that close for more privacy . The living room features a large glass garage door at one end. This is one of the best features of the barn, but they don't make curtains for 12' garage doors, so whoever sleeps in the living room will see the sun in the morning and the stars at night. Couch is for sitting, not sleeping. The beds are a combo of regular (1 Queen, 2 twin day beds, 2 twin trundles) and 4 air mattresses. Just ask if you have specific requests for bed locations/types otherwise we'll use our best judgment and choose for you. BATHROOM: The bath includes a separate vanity and laundry area, with a large 60" frameless glass shower with both a rainhead and handheld shower wand. The bath may be entered from either the living room or bedroom. The bath is spacious and the sink/laundry are separate from the shower/toilet, but in the end there is just one of everything, so please consider if your group will enjoy sharing one bathroom for your visit. We supply hair dryer, iron, clothes hanging space, dresser, toilet paper, shampoo, conditioner, hand soap, body wash, towels, hand towels, and wash cloths. We've also added multiple mirrors throughout the space, so you can be utilizing more than just the bathroom for getting lots of people dressed and ready in and out of the bathroom. KITCHENETTE: The kitchenette has a full-size refrigerator, dishwasher, double basin farmhouse sink, as well as coffee maker, tea kettle, crockpot, microwave, toaster oven, hot plate, and griddle, but NOT an oven/stove. There are dishes, utensils, platters, cleaning supplies. MISCELLANEOUS: The walls are wood and the floor is concrete. A firepit and charcoal grill are both outside. This is a quiet rural neighborhood just on the edge of the Austin city limits (we're 4 houses from the city line). Near Hwy290/71 intersection, colloquially know as The Y in Oak Hill. Many of our neighbors have lived here for decades and much of the neighborhood remains exactly as it was built 50+ years ago when Austin was just the state capital way up North. Please be a good neighbor to both us and our neighbors at all times, but especially quiet hours 10p-8a. RENTAL CONTRACT: There is a rental contract contained within this listing. You will need to fully complete all sections and return to us via email - your reservation is not complete and confirmed until we receive this back from you. Just clicking the box "Accept Contract" does not complete this requirement. The contract will include the names, ages, addresses & contact# for every adult guest in your party, the reserving guest's government ID, as well as information for the vehicles you will be parking at the barn (make/model/plate). It will also certify your intention to take excellent care of the barn during your stay. Please do not book until you are clear enough with your plans to be able to fully complete your rental contract. You are expected to return your contract within 24 hours of booking your reservation. GUESTS OF GUEST: The barn is great for hanging out with a group. However, ALL visitors to the barn must be registered with Host and included in your reservation count. The barn has hosted: a wedding, bridal showers, birthday parties, movie nights, game day watch parties. Parties may be arranged with host ahead of time for an additional fee. Be prepared to discuss: guest count, activities, parking, timing. Guests on property beyond those included in reservation/contract are cause for removal of entire group at no refund. No impromptu/unapproved parties. Infants and pets must also be included in the total guest count. Pets have specific requirements & additional fees, please inquire first, no surprise pets (pets crated when unattended, no off-leash in the yard). GOOD NEIGHBOR CLAUSE: The barn is in the backyard of our family home. You will be able to see and hear us across the backyard, we will be able to see and hear you across the backyard. Your dress and demeanor should be shared-space appropriate. Therefore, no illegal, annoying or disruptive behavior at the barn. You are in a residential area and specifically in our backyard. Quiet hours 10pm-8am. LIGHTS & UTILITY USAGE: Be conscientious with utility usage. Turn off AC when doors/windows are open. Turn up AC when you go out. Turn out lights when you're away. MISCELLANEOUS: **NO Smoking/Vaping in the barn at all, ever. Evidence of smoking or residual smoke smell will be charged a remediation fee to remove smoke from barn. You may smoke on the driveway or the covered porch if you do not leave behind ash, butts or smell. **Responsible internet/cable/tv use only, no illegal or illicit content. **Notify host immediately of accidents/damage, or anything in the barn needing our attention. RESERVING GUEST: The reserving guest needs to be on property for the duration of the reservation and is the person legally/financially responsible for your group and the barn for the duration of your stay. DISCOUNTS: Discounts available for certain dates and reservations over 4 days. Please inquire.
